Description

The multi-dwelling unit at Sommerstrasse 42 / Herbststrasse 18 is a corner building with a fully built basement from 1912 that occupies a quiet residential area of Berlin’s Reinickendorf district. It divides into a total of 14 period flats spread across three floors plus a developed attic with four residential units. Located on the ground floor is one commercial unit.

The historic period building resembles its well-appointed original state. With flat sizes of around 38 to 150 square metres and various floor plans, the flats represent a colourful, varied portfolio for private investors. Depending on the dwelling size, the units have one to five bedrooms. Heating and hot water are supplied by gas-fired heating units installed in each flat.

Each of the brightly day-lit flats has its own character, and some of them feature charming balconies that overlook the quiet street side. The generously proportioned floor plans are characterised by large living-room areas, accessed from the hallways. In all of the flats, regardless of size, the living rooms and master bedrooms are separate from the kitchen and, of course, from the sanitary facilities. The basement includes twelve storage lockers for the parties in the house.

The 14 flats in this building are fitted with identical multi-faceted apartment entrance doors. Following renovating measures in the two central staircases, the typical charm of period buildings is back in place, including aspects like overhauled wood-frame windows with glazing, freshly painted banisters with varnished hand rails, and new floor coverings. The one nod to modern times is the installation of a new mail box system. Freshly rendered and painted walls in darks tones of white, blue and grey. The repainted façade invests the residential building with a fresh touch and a well-appointed appearance.

Location

This charming period building from 1912 is located on the corner of Sommerstrasse and Herbststrasse in the middle of a quiet and attractive residential location of Reinickendorf district. Another special aspect of this location is the coexistence of various cultures and the ways in which they interact on a daily basis in this well-developed district in the eponymous borough of Reinickendorf.

The district has a population of 83,447, the age average being 42.7 years, and extends over an area of 10.5 square kilometres. Reinickendorf, formerly a hamlet grouped around a green and named Alt-Reinickendorf, is considered the oldest village of Berlin, its first recorded mention dating back to 1247. Today, it is characterised by the full spectrum of urban infrastructure, including healthcare facilities like the Red Cross Hospitals and the Montessori Children’s House, or retail venues such as pharmacies, supermarkets and bakeries. Among the 21 schools in the district are eight primary schools, three grammar schools, three secondary schools, one vocational college and two private schools. A number of ditches and ponds, playgrounds and parks such as Volkspark Schönholzer Heide make Reinickendorf a very likeable place to live.

The distance to Berlin’s historic town centre is around 7 kilometres. The Berlin-Schönholz commuter station, located close to the residential neighbourhood around Herbststrasse and Sommerstrasse, is served by the rapid transit lines S1, S25 and S26. Alternatively, you can take underground lines U6 or U8, both of which pass through the district and connect you to the shopping centre Hallen am Borsigturm or to the local recreational area Am Schäfersee, among other destinations. In future, the decommissioning of Tegel Airport will further enhance the quality of life in the leafy district of Reinickendorf as well as in the adjacent areas of Pankow, Wedding, Borsigwalde and Tegel which will no longer be exposed to aviation noise.
