You do not need to be a citizen or resident to buy property in Nicaragua. Foreigners
can purchase property, and own corporations, in the country with the same rights as
nationals. Investing $30,000 in real estate projects or the more popular $35,000 into
Nicaragua’s reforestation program will get you permanent residency in around 90
days.
The five-year residencies are still being issued. However, the residency cards
themselves need to be renewed every 6 months. So, this means every six months
you need to make a trip to Immigration in Managua to pick it up. Or notify them if
you’ll be out of country on the site month anniversary date and pick up the card on
return.
